Tax Credit Extension a Positive Step Toward Sustained Real Estate Recovery, Say Realtors®

Washington, November 05, 2009

The National Association of Realtors® today commended the U.S. Senate and House of Representatives for passing a bill that includes an extension and expansion of the current home buyer tax credit as an important step in ensuring a real estate and economic recovery.

“Realtors® appreciate the swift action by Congress to extend the home buyer tax credit and expand it to some current homeowners,” said NAR President Charles McMillan, a broker with Coldwell Banker Residential Real Estate in Dallas-Fort Worth. “As the leading advocate of housing and real estate issues, we urge President Obama to sign this legislation into law quickly to keep the momentum going in the fragile recovery of the nation’s housing market.”

McMillan praised the efforts of several senators to put the recovery above politics. They are Sen. Johnny Isakson, (R-Ga.); Senate Majority Leader Harry Reid (D-Nev.); Finance Committee Chairman Max Baucus (D-Mont.); Sen. Chris Dodd (D-Conn.), chairman of the Banking, Housing and Urban Affairs Committee; and Sen. Joe Lieberman (I-Conn.), chairman of the Homeland Security and Governmental Affairs Committee.

NAR economists estimate that the current tax credit has contributed approximately $22 billion to the general economy, and approximately 2 million people will take advantage of the tax credit this year.

“The substantial rise in home sales we’ve seen over the past few months proves that the tax credit is working and is being used by buyers who were waiting for the right opportunity to get into the market,” McMillan said. “This important incentive is helping to stabilize the housing market, stimulate the economy and create new jobs in communities all across our great nation. Extending and expanding the home buyer tax credit will enable even more families to take advantage of current low interest rates and affordable prices to invest in their future through homeownership.”

The bill would extend the present $8,000 tax credit for first-time home buyers through April 30, 2010. Current homeowners are eligible for a $6,500 tax credit through April 30, provided they have lived in the home they are selling, or have sold, as principal residence for five consecutive years in the past eight years. If potential home buyers have a binding contract on or before that date, they will have until July 1 to close the transaction.

Income limits for eligible home buyers are expanded to $125,000 for single buyers and $225,000 for couples. The purchase price of the home cannot exceed $800,000. To help guard against fraud, buyers are required to attach documentation of purchase to their tax return.

Heat Transfer Demonstration at Statesville Christian School 

Tarheel Realty II and BB&T are in the game!  We sponsored an educational balloon event for the school for the elementary and middle schools at Statesville Christian School on heat transfer.   The hands on experience was unbelieveable.  The children filed out onto the field at 8:15 am all excited, barely able to contain their enthusiasm as the balloon team unfolded the 40 foot BB&T balloon onto the soccer field.  Pilots Sean Askren, Kevin Flanagan and Marcia Treacy were wonderful handling the balloon in slight winds while keeping it from toppling onto the children, as we realtors and a few teachers held onto the basket to keep it landed.   The wind picked up slightly and blew the balloon towards the children and they all squilled and ran for the sidelines, but the pilots were quick, fired the burners and lifted the balloon just in time.   Of course the children all tried to touch it as it was just out of their reach.  Needless to say, they all had a wonderful time.

Once the balloon was fully inflated the kids were able to walk up to the basket and look inside as the pilot, Sean Askren, explained how everything operated.   Afterwards the pilots talked about heat transfer, and took questions from the students.  There were a lot of very good questions to be answered.   I was quite impressed with what a great education these kids are getting and how much they already knew.  I think this will be an experience they will remember for quite some time.  We were glad to be a part of this event and thank Stephanie Gill, a science teacher at Statesville Christian School for inviting us there to bring the balloon. 

The Broker in Charge and owner of Tarheel Realty II helped to make this possible by calling Charles Sandridge of BB&T, both of whose children attend the school.  Charles was able to coordinate with me and the pilot to have the balloon at the school.  Without their help this would not have been possible.  Thank you Charles and Suzanne.  A big thanks to the Pilots, Sean and Kevin, for traveling such a great distance to bring the balloon and to Marcia Treacy, a pilot from Statesville, for being on hand to help.  Thanks to the realtors and employees of Tarheel Realty II on hand to help with this event, Brent Mason, Michelle Welch, Suzanne Osborne.   This was truly a great group of people from different businesses in the area coming together for an awesome community event.

Setting A Higher Standard in Real Estate

Of all the business partners you might work with in your lifetime, one category above all the rest will have a most profound and long-lasting impact on your family and its well being: your realtor. Buying and selling a home is certainly at the very top of the list of important transactions we make. Having a realtor working for you who truly has your family's well-being foremost in her heart can make or break this critical move. When I first met Suzanne Hedrick Osborne, this lovely young woman and mother of two appeared way too young to be the backbone of one of Statesville's most successful real estate companies, but she is. She is a businesswoman with a big heart and lots of soul. The more Suzanne shared about her company's business principals, the more I realized she truly understands the value of values in business. She brings her own time-honored family values to Tarheel Realty II in everything she does, and it shows.

Why would you not want to work with a company founded on strong family values when your project is all about keeping your family comfortable and happy at home? Isn't this when family values mean the most? Suzanne talked with me about her team of agents and support staff, learning how to run a business based on faith, family, and work. It is quite obvious that her leadership at Tarheel Realty sets the standard for excellence in customer service for her entire team.

To Be the Best!

Suzanne explained the business principles that generated Tarheel's mission statement, which is, "To be the best! To provide extraordinary customer service while practicing the highest possible standards in life and in the real estate industry." The list begins with having a good reputation, based on quality relationships, trust, fairness and skills and concludes with agents' professional accountability to the customer in all actions or inactions. In between these high standards are also listed vision, communication, enthusiasm, professionalism, integrity, profitability, service and cooperation. After getting the cook's tour of the office and meeting some of the support staff, I want to add: attention to detail, friendly faces, creative ideas, high tech support, pleasant atmosphere and positive attitude to the list. All said, Suzanne and her father and grandfather before her have laid a very strong foundation. Her business principles are impressive, and you can just hear the words of the older generation ringing true for this successful company in 2008. Suzanne learned her lessons well, and they serve her very well today.

Building a Family Business

The history of Tarheel Realty II is as interesting as the family that founded it. It starts with Suzanne's grandfather, Dwight Goforth, and her dad, Larry Hedrick. After high school graduation, Larry Hedrick studied shipbuilding at the Virginia School of Ship Construction in Newport News. It took him several years working in the industry as a hull structure designer before he got himself back to his home place, Statesville, NC. Dwight Goforth, Larry's father-in-law, specialized in farm machinery auctions. In March, 1967, the two started Tarheel Auction & Realty, the beginning of a family legacy in both auctions and real estate that remains strong today. Ever one to prepare himself with training, Larry first attended the Missouri School of Auctioneering. He got his real estate license that year, too, in order to include real estate sales in their auctions.

Now, fast-forward about nine years and you'll find Larry and Dwight expanding their auction enterprises to include automobiles. Today the Statesville Auto Auction is an impressive Statesville landmark on the east side of I-77 at highway 21, just north of town. You can't miss it. But when the two Tarheel gentlemen revved it up in 1976, with plenty of experience in the auction business and about 23 acres of parking space, it was only a shadow of what it was to become. After 17 very successful years, and growth from five employees to over 300, in 1993 Larry sold the business to Manheim Auctions, a division of Cox Communications. Since that time, Manheim has acquired an additional 175 acres or so and established the Statesville locations as the premier auto auction in North Carolina. Like I said, you can't miss it.

There were plenty of other interesting business activities keeping Hedrick's growing family busy during these years. In 1993, Larry and his wife, Sue, bought the Spartanburg Phillies, a Class A affiliate of the Philadelphia Phillies. They eventually moved the team to Kannapolis, where, in a community-wide naming contest, the team became the Piedmont Boll Weevils
